The Loss Mitigation Certification Workshop is a two-day event filled with information centered on successfully negotiating short sales, preparing sellers and buyers for auctions, understanding the foreclosure process, dealing with asset managers or REOs and how to become a HUD-approved selling broker.

The workshop modules feature:

Listing and Selling Overleveraged and Short Sale Houses

introduces you to the laws and ethics that apply to short sales. You’ll learn the short sale process from listing, pricing, and marketing through preparing the paperwork to be sent to the seller’s lender. You’ll also get a flow chart of what paperwork is required at every step of the short sale process right through closing.

Auctions…Listing and Selling Real Estate With a Bite

presents the auction process beginning with listing your seller’s property with an auctioneer. You’ll learn what to do before the auction, including how to register your buyer so that you’ll earn a selling commission to actual bidding strategies for your buyer.

REOs and Commissions

examines the foreclosure laws and process, how to work with asset managers, how to prepare a broker price opinion, how to present offers to an REO owner and how counter-offers are processed. You’ll also learn how you can start managing REO Properties.

Selling HUD-Acquired Properties

takes you through the maze of bureaucratic red tape. You’ll be guided through the forms to become registered with HUD and the forms required in the bidding process when selling HUD-acquired properties.

14 Hour Continuing Education (Florida only)

This continuing education course is designed for real estate brokers and sales associates who specialize in residential properties, it covers the mandatory three hours of core law requirement, escrow accounts and disciplinary action, other state and federal laws affecting real estate, real estate brokerage relationships, property condition and inspections, federal fair housing and the ADA, real estate finance laws and trends, and contracts and closings. The course meets FREC’s 14 hour continuing education requirement which includes 3 hours of core law with no end of course test.

3 Hour Core Law (Florida only)

This course offers a review of the most recent changes to FS §475 and changes to tax laws. This is the core law course Brokers and Sales Associates must complete every two years. This course meets FREC’s 3 hour continuing education core law requirement with no end of course test.

Subliminal Selling Secrets™

The Subliminal Selling Secrets™ seminar is focused on subliminal messages, embedded commands, and Neuro-linguistics Programming techniques you will use to dominate your market. This workshop is a practical hands-on workshop. Attendees quickly discover how to dazzle clients with their HP 12c. The workshop is focused on real estate math (mortgage calculations, profit percentages, balloon payoffs, etc.). PowerPoint® illustrations are used throughout to promote understanding and simplify mathematical calculations. This course is designed for real estate professionals perform real estate calculations with confidence using their HP 12c.

Managing Your Escrow (Florida only)

This workshop is an intensive review of FS §475 & FREC’s rules pertaining to escrow accounts. Know how much personal/brokerage funds may be commingled is a sales trust/escrow account and a property management trust/escrow account. Understand the rules regarding; signatories; interest/non-interest bearing trust/escrow accounts; disbursing interest from trust/escrow account; know the rules and procedure for processing a notice of conflicting demands; the four settlement procedures and completing the escrow disbursement order form; preparing the monthly reconciliation statement; and preparing for an office audit. The workshop covers the things you need to know to properly manage your escrows.

Opening a Successful Brokerage (It’s new and exciting)

You’ve dreamed…You’ve planned…and now you’re ready…to open your own brokerage office. Have a few nagging questions you need answers to? What are the advantages and disadvantages of the various ownership entities? How do I prepare an effective business plan? What’s the best way to calculate my capital requirements? What policies and procedures do I have to have for salaried employees; licensed and unlicensed personal assistants, and independent contractors? What about escrows, conflicting demands, and Department of Business and Professional Regulation office Reviews? What kind of insurance do I have to have? What do I need to know about income taxes?
